Roof Inspections in Spring, TX: What a Free Inspection Actually Includes
High Caliber General Contractors is a Houston company, and Spring sits in our home corridor — the Klein–Tomball–Cypress–Spring stretch of northwest Houston our crews cover daily. Spring is two towns in one: a historic railroad town with older homes under some of the tallest pines in the metro, and a ring of newer master-planned communities pushing out along the Grand Parkway. Those two Springs age their roofs in completely different ways, and a real inspection has to know which one it's standing on.
Here's exactly what our free roof inspection includes, why Spring roofs need a particular kind of look, and what happens after we're done.

What the Free Inspection Includes
- A full roof assessment, on the roof and over it. On slopes that can be walked safely, we walk them, feeling for hail bruising and wind creasing and checking shingles for cracking and curling. On roofs too steep, tall, or brittle to walk, our drone does the climbing instead — high-resolution photos and video of every slope, ridge, valley, and flashing detail, so the whole roof gets examined rather than sampled.
- Photos of every problem area. Whatever we find gets documented up close, and the photos are yours to keep, share with family, or hand to an insurer. The inspection doesn't produce a summary you have to trust; it produces evidence you can look at.
- Flashing, vents, and pipe boots. In this part of Texas, most leaks start at the seams of a roof, not the middle of it: flashing worked loose around chimneys and sidewalls, pipe boots cracked open by years of sun, vent seals gone brittle. We check every penetration, because a healthy field of shingles means little if the details have failed.
- An attic and ventilation check, where accessible. From inside, we look for water staining on the decking, daylight where none should show, and the damp, still air that Houston humidity builds in an under-ventilated attic. Ventilation matters more than most homeowners realize — an attic that can't breathe overheats the roof from underneath and shortens its life.
- A historical storm report for your address. We can pull the recorded hail sizes and wind speeds that passed over your exact address on specific dates, going back several years. For Spring homeowners trying to remember which storm was the bad one — or whether it was bad at all — this replaces guessing with a record.
- A straight answer: repair, monitor, or replace. Some roofs need work now, some need watching, and some need nothing, and we'll tell you plainly which one yours is. If a project is warranted, we explain what it involves — financing is available if a larger job makes sense — and if it isn't warranted, we say that too.
Why Spring Roofs Need a Closer Look
Life under the pines. Spring sits at the edge of the Piney Woods, and its neighborhoods — Spring Creek Oaks, Northampton, the streets off Cypresswood Drive — live beneath towering loblolly pines. Pine straw is the quiet problem: it mats down in valleys and against flashing, holds moisture against the roof long after rain ends, and piles up season after season. Shade keeps whole slopes damp, damp grows algae, and every storm drops limbs on roofs that were already being rubbed raw by the branches overhead. In Spring, an inspection starts by looking up as much as down.
Ranch-era homes with layered histories. Much of older Spring was built in the 1970s and 1980s: single-story ranches whose roofs have now been repaired, patched, and re-covered in stages for decades. Flashing details from that era are at the end of their design life, pipe boots may be on their second or third generation, and a roof can hide tired decking under a surface that looks merely old. An inspection on these homes is partly detective work — separating what's genuinely sound from what's been patched over one time too many.
Spring Creek weather, and humidity that works year-round. The Spring Creek watershed has taken serious water in living memory, and the same Gulf systems that swell the creek drive rain sideways into flashing and lifted shingle edges. Between storms, the humidity never really leaves — it works on attic moisture, decking, and sealants twelve months a year. Spring roofs rarely die in one dramatic event; more often they're worn down from above and below at once, which is why both the rooftop pass and the attic check pull their weight here.
Fast new growth on the parkway. The other Spring — Gleannloch Farms, Auburn Lakes, Harmony, and the subdivisions spreading along SH-99 — has the opposite profile: young, tall, two-story roofs installed at production speed during building booms. Shingles that never fully sealed, flashing shortcuts, and ventilation kept to the minimum are common finds, and they matter early, while a fix is still small. Add north Harris County's spring hail history on top, and even a five-year-old Spring roof can carry damage its owner has never seen.
What Happens After the Inspection
You get the photos and a plain-language walkthrough of what they show — on the spot, not in a sales appointment a week later. If the roof is healthy, the visit still leaves you better off than it found you: a dated, photographed baseline of your roof's condition. Keep it on file. If a storm tears through Spring next spring, that baseline is the strongest possible starting point for a claim, because it proves what your roof looked like before the weather arrived.
If the inspection turns up storm damage that looks claim-worthy, we can walk the insurance process with you from the first filing through the adjuster's visit to the final walkthrough. It's the specialty this company was built around — our project manager's background is in homeowner's insurance and claims advocacy, so the process holds no mysteries on our side of the table. If the roof needs repair or replacement for wear-and-tear reasons instead, we lay out the options and the work involved, financing included, and leave the decision with you.
And if your Spring roof turns out to need nothing at all? The inspection cost you an hour and bought you certainty. That's the deal across our whole service area — the same free inspection, photo documentation, and straight answers we bring to Klein, Tomball, Cypress, and all of Greater Houston.
How to Book
Call or text 832-487-4292, or send the inspection booking form — tell us the address and anything you're seeing: a stain spreading on a ceiling, shingles or pine limbs in the yard after a storm, an attic that smells damp. We serve Spring from right here in northwest Houston, so scheduling is prompt, and the crew that shows up knows the difference between an Old Town Spring roof and a brand-new one in Gleannloch Farms. Fifteen years of industry experience, an Owens Corning Preferred Contractor standing behind the work, and a roof you no longer have to wonder about — it starts with one free look.
