Every homeowner with a roof problem gets pushed toward one of two answers. Patch it, cheap and quick. Or replace it, the full project. Both answers can be right. Both can also be expensive mistakes, and the difference is not the sales pitch. The difference is the condition of the whole roof, most of which you cannot see from your driveway.
Skip the Guesswork: Get a Free Roof Inspection
Our free inspection documents the whole roof, every slope, with photos, so the repair or replace decision comes from condition, not sales pressure. No cost, no obligation.
The question underneath the question
"Repair or replace?" really means: how much good roof do I have left? A repair makes sense when the problem is local and the roof around it is healthy. A replacement makes sense when the problem is a pattern. Here is how that gets sorted out honestly.
Signs the problem is local (repair territory):
- Damage sits in one area: a few shingles lost in one storm, one flashing detail leaking, one vent boot cracked.
- The rest of the field of shingles still lies flat, seals properly, and is not shedding granules heavily.
- The roof's age and history are known, and this is the first real problem it has had.
Signs the problem is a pattern (replacement territory):
- Leaks keep appearing in new places, and each repair buys less time than the last.
- Shingles are curling, cracking, or losing granules across multiple slopes, not just one spot.
- Storm damage shows up on several slopes at once, in the kind of pattern a storm report can date and document.
- The decking underneath feels soft in places, which means water has been getting in longer than the ceiling stain suggests.
Neither list makes the call by itself. Age matters, but a well-installed roof in Houston can outlast a poorly installed one by years. What matters is documented condition, slope by slope.
What a real inspection adds to the decision
A free inspection with High Caliber General Contractors covers the whole roof, not just the spot that is leaking. It includes photo documentation of every slope, close attention to flashing, vents, and transitions where leaks actually start, and drone documentation where a roof is too steep, tall, or fragile to walk safely. If a storm is part of the story, we pull the historical storm report for your exact address, the recorded hail and wind data that shows when damage likely happened.
Then you get a straight answer: repair this, here is why; or the roof is telling a bigger story, here is the evidence. We are an Owens Corning Preferred Contractor with 15 years of industry experience, serving Greater Houston from the Klein, Tomball, Cypress, and Spring corridor. Financing is available if a replacement is the right call, and the details get discussed in person, in writing, after the inspection. Never before it.
The one thing not to do
Do not decide from the ground, and do not decide from a single photo someone took on a ladder. The most expensive roof decisions in Houston are the ones made twice: a patch on a roof that needed replacing, discovered after the next leak, or a full replacement sold to a homeowner whose roof had years left. One documented look at the whole roof prevents both.
Get the evidence first
Whatever you decide, decide it looking at photos of your actual roof.
